Project Information
The Raine Square Development is situated at Perth’s centre
stage, the CBD. It is a $550 million landmark that is testament
to Western Australia’s booming economy. It is being built
by Salta Constructions and consists of three basement car park
levels of 21,000m² and14,000m² of retail precinct with
various tenancies, a podium area and a 21 level 48,000m² office
tower for Saracen Property Group.
The development also incorporates two existing
hotels and heritage facades, as well as providing an underground
link to Perth’s Metrorail station on William Street. It
is due for completion in 2010.
The overall development includes an integrated
fit out for HBOS’s Bank West, who are the major tenant
and have the naming rights for the building. It is projected
that they will have 3,500 people working throughout the twenty
one levels. The project will have a 4 star Green Star Rating
and a 4.5 star Australian Building Greenhouse Rating and will
include a number of unique features such as the use of twin
lifts within the building - the first of their kind in Australia.
Twin lifts, which can travel in either the same or opposing
direction within the one lift shaft, reducing the lift shaft
size by half and increasing the net lettable area of the building.
Gallagher Concrete Pty Ltd is RMD Australia’s
client on the development. They are using numerous RMD products
for this project, but the main systems used are the Airodek
Panel and Deck Beam soffit system, Alshor Plus aluminum shoring
system, and Rapidshor steel shoring system which have all been
used in suspended slab applications varying from strutting heights
of 2.7m up to 16m.
Gallagher Concrete Pty Ltd considered a number
of options and alternatives. For the typical floors they utilized
Airodek Panels, Deck Beams, Dropheads and Alshor Plus shoring.
The quick strip system allowed the Panels and Deck Beams to
be removed during the initial stages of curing, whilst the Dropheads
and Alshor Plus remained supporting the concrete slab. The early
removal of the Panels and Dropheads enabled the recycling of
this equipment on to the next typical floor thus reducing the
total amount of equipment required and thereby reducing the
client’s construction costs. Airodek Panels on props were
used for lower floors, this was simple, economical and fast
to erect and dismantle.
Gallagher are particularly pleased with
these products because they met their requirements of being
safe for their workers and labour efficient in the building
and commercial sectors in which they operate.
